Ensure you obtain a written agreement and receipt of rent payment.

The receipt should bear yours and landlord’s names and addresses, date of payment & amount paid, description of the apartment and location, and the tenure of payment (i.e. 6 months; 1 year; etc.)

Be sure to read through and understand the agreement, and have any issues clarified before appending your signature.

Where the minimum period of notice to quit apartment is not stated in the agreement, there are provisions in the law to protect both parties. For example, for a one year tenancy, a 6-month notice to quit is required; for half-yearly and quarterly tenancy, a 3-month minimum notice is required; for monthly tenancy, a 1-month notice is required.

Ideally, you ought not pay more than one year rent at a time. Demand for more than a year’s rent at a time is illegal.
